Carriage House Hotel & Conference Centre
Carriage House is an independent, locally owned hotel with 157 guest rooms, on-site dining options, and 20,000 square feet of event space. Different areas with different energy needs made it challenging to manage costs.
The challenge
With its 24/7 demands and different requirements for guest rooms, common areas, and dining facilities, the Carriage House Hotel’s goal was to reduce high energy costs while maintaining guests’ comfort.

The hotel’s goal was to reduce its high energy costs while maintaining guests’ comfort.
The solution
A thorough energy audit identified several key areas for improvement.
- Basement subpanel: External cellular towers on the roof were responsible for 45 percent of the basement subpanel's energy draw, providing an opportunity for cost recovery.
- Dining facility submetering: The independently owned restaurant accounted for seven percent of the total energy consumption, allowing the hotel to bill that cost accurately.
- Guest room optimization: Occupancy-based sensors were installed in guest rooms to control heating and cooling units, making usage more efficient and reducing wear and tear.
28% Projected overall energy savings across the property
The results
Reduced consumption and new ways to recover costs led to significant savings. Improved operational efficiency for heating and cooling units lowered maintenance costs and prolonged the units’ lifespans. More sustainable operations demonstrate the hotel’s commitment to environmental responsibility.
And that’s just the beginning. Once occupancy-based lighting controls for common spaces are added, future savings will increase.
